Calculate Your Mortgage Payment

The mortgage calculator will assist you in determining how much mortgage you want and can afford.  It's easy to use and very accurate, just fill in your loan amount, interest rate and loan duration. To better reflect actual monthly housing expenses there are fields for homeowners insurance and association dues.  Let the calculator do the work.  Remember that PMI (private mortgage insurance, a separate charge on loans with less than 20% down) is not included in the final monthly figure.  

Estimate your Property Taxes

This easy to use calculator will assist you in determining what you can expect to pay to the County Assessor.  Here is how to use it.  Divide your purchase price in half.  Your SEV is about 1/2 your purchase price.  Next, choose your area.  If your home is along the lake and north of the blinking light in Union Pier choose Chikaming.  South  of the blinking light choose New Buffalo Township.  Choose New Buffalo for the city of New Buffalo. Choose New Buffalo Township-Grand Beach or New Buffalo Township-Michiana for those communities.  Three Oaks Township-Three Oaks for the village of Three Oaks and Three Oaks Township if it is not in the village.  Select your school district: The best rule is: New Buffalo city and township fall under New Buffalo Schools and every thing else is River Valley, there are exceptions, properties south of Warren Woods Road and west of Locke Rd in Union Pier are in New Buffalo Schools;  and some properties south of Union Pier Rd, north of Kruger Rd and slightly west of Lakeside Road are in River Valley Schools.

Millage rates will be shown in two boxes, the upper is for full time residents and the lower figure is for seasonal or non-homestead.
